Rental calculator FAQs
What is a good cap rate for a Denver rental property?
Single-family rentals in the Denver metro commonly pencil at cap rates in the 4% to 6% range given today's prices and rents, with small multifamily often higher. Appreciation and principal paydown make up a larger share of total return in Denver than in cheaper Midwest markets.
What vacancy rate should I assume for Denver?
Use 6% to 8%. Denver metro apartment vacancy ran roughly 6% in mid-2026 per the Apartment Association of Metro Denver, and a well-managed single-family home typically turns over every two to three years with two to three weeks of vacancy each time.
How much should I budget for maintenance?
A common rule is 8% to 10% of rent for homes built after 1990, and 10% to 15% for older Denver stock with original sewer lines, boilers or roofs. Set aside more in the first year if the home has deferred maintenance.
Does the calculator include property management fees?
Yes. The management line defaults to our Full-Service plan: 8% of collected rent plus a 50% leasing fee amortized over an average two-year tenancy. Change it to compare other managers or self-management.
Want real comps instead of estimates?
Our free rental analysis uses current listings and leased comps from your neighborhood to tell you what the home will actually rent for.
