Maintenance

Maintenance and inspections that protect your Denver rental and your deposit decisions

Pricing

Included with Full-Service and Premier management. Vendor invoices are billed at cost. Owner-requested additional inspections are $95.

Full fee schedule

Maintenance is where management companies make hidden money: a 10% to 20% markup on every invoice, or an in-house crew that bills by the hour. We don't do either. Our vendors are licensed, insured and competitively priced, and you see their actual invoice in your portal.

Inspections are the other half. Denver's dry climate, freeze-thaw cycles and hail seasons are hard on homes, and Colorado's warranty-of-habitability law gives tenants real remedies when things aren't fixed. Documented inspections catch problems early and give you the evidence you need at move-out.

Who this is for

  • Owners tired of maintenance markups
  • Out-of-state owners who can't see the property
  • Older Denver homes (pre-1980) that need proactive care

What's included

Everything maintenance covers

24/7 emergency line

Tenants reach a live person for no-heat, flooding, lockouts and other emergencies. We dispatch and keep you informed.

Online requests

Non-urgent requests come through the Rentvine resident portal with photos, so vendors arrive with the right part.

Vetted vendors at cost

Plumbers, electricians, HVAC, roofing, appliance and handyman partners with verified licenses and insurance. Zero markup.

Approval limits

You set a dollar threshold. Below it, we fix it. Above it, we send you a quote and wait for approval, except true emergencies.

Move-in and move-out inspections

Hundreds of time-stamped photos and a condition report that makes security deposit accounting defensible under Colorado's rules.

Annual interior inspections

Furnace filters, smoke and CO detectors, leaks, lease compliance and early signs of unauthorized pets or occupants.

Seasonal prevention

Furnace checks before winter, sprinkler blow-outs, gutter cleaning and hail-damage reviews after Front Range storms.

Maintenance FAQs

Do you charge a markup on maintenance?

No. You pay the vendor's actual invoice, visible in your owner portal. We never add a percentage or a 'coordination fee' to repairs.

How fast must a Colorado landlord fix a repair?

Colorado's warranty of habitability (C.R.S. 38-12-503, amended by SB24-094) requires landlords to respond promptly once notified of a condition that affects health or safety, with the shortest windows for emergencies like no heat, no water or sewage backups, and gives tenants repair-and-deduct and other remedies if you miss them. We respond the same day so you never get near those deadlines.

How often do you inspect my property?

At move-in, at move-out, once a year inside the home (twice on Premier), and with periodic exterior drive-bys. Every inspection produces a photo report in your portal.
