Condo & Townhome

Condo and townhome rental management in Denver, with the HOA handled

Pricing

Same transparent pricing as single-family homes: 8% of collected rent, 50% leasing fee, no setup fee. HOA move-in fees are passed through at cost.

Full fee schedule

Renting out a condo in Denver means dealing with two sets of rules: Colorado landlord-tenant law and your HOA's covenants. Leasing restrictions, move-in fees, elevator reservations, parking assignments, pet rules and the tenant registration forms many associations now require.

We manage rentals in buildings from LoDo high-rises to Highlands Ranch townhome communities, and we treat the HOA as a partner rather than an obstacle.

Who this is for

  • Downtown and Cherry Creek condo owners
  • Townhome owners in Highlands Ranch, Centennial, Parker and Broomfield
  • Owners whose HOA requires professional management or tenant registration

What's included

Everything condo & townhome covers

HOA coordination

We review your covenants before listing, confirm rental caps and lease-term minimums, submit tenant registration and move-in paperwork, and keep the association's rules in the lease.

Leasing

Pricing, photos, showings and screening tuned to the condo renter: professionals, downsizers and relocating employees who value location and low maintenance.

Maintenance split

We know what the HOA covers versus what you own, so repairs go to the right party and you aren't paying for common-element issues.

Violations and fines

If a tenant triggers an HOA violation, we handle the notice, the cure and any fine recovery under the lease.

Accounting

Monthly statements that show rent, HOA dues (if we pay them for you), special assessments and net proceeds.

Condo & Townhome FAQs

Can my HOA stop me from renting my Denver condo?

Many Colorado associations have rental caps, minimum lease terms or waiting periods in their declarations. We review your governing documents before listing and tell you exactly what applies. HOAs cannot override state fair-housing law or Colorado's source-of-income protections.

Who handles repairs in a condo rental, me or the HOA?

Generally the HOA maintains common elements (roof, exterior, hallways, shared plumbing stacks) and you maintain everything inside the unit. We read your declaration and route each issue to the responsible party so you don't pay for repairs that belong to the association.

Do you pay HOA dues on my behalf?

We can. Many owners have us pay dues from rent proceeds so the statement shows true net cash flow. Special assessments are flagged to you in advance.
