Pricing FAQs
How much do property managers charge in Denver?
Most full-service Denver property managers charge 8% to 10% of monthly rent plus a leasing fee of 50% to 100% of one month's rent, and many add renewal, setup, inspection and maintenance-markup fees. Denver Rental Managers charges 8% with a 50% leasing fee, no setup fee, no vacancy fee and no maintenance markups.
Is the management fee charged while my property is vacant?
No. Our fee is a percentage of rent actually collected, so you pay nothing in months with no rent. That keeps our incentives aligned with yours: we only earn when your home is leased.
Do you mark up maintenance and repairs?
Never. You see the vendor's actual invoice in your owner portal and pay exactly that amount. Many managers add 10% to 20% to repair invoices; we think that creates the wrong incentive.
What does the leasing fee cover?
Professional photography, listing syndication, showings, full tenant screening, lease preparation with all Colorado-required disclosures, and the move-in inspection. It is paid once, from the first month's rent, after the tenant moves in.
Can I cancel my management agreement?
Yes. Either party can end the agreement with 30 days' written notice. There is no termination penalty, and we transfer your tenant's deposit, lease and records to you or your new manager.
Are there any other fees I should know about?
Our fee schedule above is complete. The only optional charges are owner-requested extra inspections and project management for renovations you ask us to run. Legal fees for evictions are billed at cost on the Full-Service plan and covered up to $2,500 on Premier.
