Accidental Landlords

Relocating, deployed, or can't sell? Rent your Denver home without becoming a full-time landlord

Pricing

Standard Full-Service pricing: 8% of collected rent and a 50% leasing fee. No setup fee, and you can cancel with 30 days' notice if you decide to sell or move back.

Full fee schedule

A lot of Denver landlords never planned to be one. A job moved you to Austin. A deployment sent you to Fort Carson. You bought a bigger house and the market softened before you could sell the old one. Renting the home out is often the smartest financial move, but it only works if someone competent is running it.

We specialize in first-time, long-distance and reluctant landlords. We'll tell you honestly what the home will rent for, what it needs before listing, and what you'll net each month, then handle everything from there.

Who this is for

  • Job relocations and military PCS moves
  • Owners who couldn't sell at their target price
  • Inherited Denver homes
  • Owners moving up but keeping the first house

Accidental Landlords FAQs

Should I rent or sell my Denver house?

It depends on your equity, interest rate, cash flow and plans. Many owners with sub-5% mortgages come out ahead renting for a few years. Our free rent-vs-sell analysis puts actual Denver rent comps and expense estimates in front of you so you can decide.

Can I move back into my home after renting it?

Yes. Colorado's for-cause eviction law (HB24-1098) lists an owner or immediate family member moving in as a permitted no-fault reason for non-renewal, subject to an extended written notice period (currently 90 days). We'll structure the lease term around your plans.

Do I need to tell my mortgage company or insurer?

Most lenders allow renting after you've occupied the home for the required period, but you must switch from a homeowner's policy to a landlord (DP-3) policy. We'll walk you through both.

What if I'm deployed or overseas?

The owner portal works from anywhere, we communicate by email and video call, and our management agreement includes Servicemembers Civil Relief Act-aware provisions.
