Full-Service Management FAQs

What does a Denver property manager do?

A full-service manager prices and markets your rental, screens tenants, writes a Colorado-compliant lease, collects rent, coordinates maintenance, performs inspections, handles renewals and evictions, keeps the books and makes sure you comply with Denver's rental license and Colorado landlord-tenant law.

How much does full-service property management cost in Denver?

Denver managers typically charge 8% to 10% of monthly rent plus a leasing fee. Denver Rental Managers charges 8% of collected rent, a 50% leasing fee and no setup, vacancy or maintenance-markup fees.

Do I need a Denver residential rental license?

Yes. Every long-term rental in the City and County of Denver needs a residential rental property license (required for multi-unit buildings since 2023 and for single units since January 1, 2024). It requires a third-party inspection and renews every four years. We apply, schedule the inspection and renew it as part of management.

Can I use my own handyman or contractor?

Yes, as long as they're licensed and insured where the work requires it. Most owners end up using our vendors because the pricing is at cost and the response times are faster.

How do owner payouts work?

Rent is collected in the Rentvine resident portal, and your net proceeds are sent by ACH within two business days of funds clearing. Your statement posts to the owner portal at the same time.

Is there a long-term contract?

No. Our agreement is month to month after the first lease and can be cancelled by either party with 30 days' written notice and no termination fee.
