Aurora is the metro’s yield market. RentCafe’s September 2026 average apartment rent was $1,669 against a $494,600 median home value (ACS 2024), the lowest entry price of any city we cover, so the rent-to-price ratio works better here than in Denver or Douglas County. With 410,053 residents spread across Arapahoe, Adams and Douglas counties, it is really several markets: older ranches and bi-levels in Original Aurora and Hoffman Heights, newer master-planned subdivisions like Southlands, Saddle Rock and Murphy Creek, and fast-growing communities out east.
The renter base is anchored by employers that do not move. Buckley Space Force Base employs about 12,100 people, the Anschutz Medical Campus about 6,360, Children’s Hospital Colorado about 5,670 and UCHealth University of Colorado Hospital about 4,050, with Raytheon adding defense jobs. That brings military families with housing allowances and PCS timelines, plus residents, nurses and researchers who want a short drive or the A Line from Peoria station. Stanley Marketplace and Lowry pull renters who want a Denver feel at an Aurora price.
Aurora has no rental license for single-family homes yet, but in June 2026 City Council directed staff to build a registration or licensing program, tentatively for January 2027, alongside its existing apartment inspection program. Newer neighborhoods also come with HOAs and metro districts. We track both so your lease, rent and compliance stay ahead of the rules.

Local knowledge
What Aurora landlords need to know
A rental registration program is coming
Aurora does not yet license single-family rentals. In June 2026 City Council directed staff to develop a rental registration or licensing program, with a tentative start of January 2027, and the city already runs a systematic inspection program for apartments. Fees and inspection rules are not final, so verify with the city before budgeting. We will register managed homes as soon as the program opens.
Military tenants need lease terms that fit
Buckley Space Force Base is the city’s largest employer. Service members can end leases early under federal law when they receive orders, so leases should spell out notice and move-out steps clearly. In return, military renters bring verifiable income and a reason to keep a clean rental history.
HOAs and metro districts in newer subdivisions
Southeast and eastern Aurora communities such as Southlands, Saddle Rock, Tallyn’s Reach and Murphy Creek typically carry HOA dues, and many sit inside Title 32 metro districts whose debt levies appear on the property tax bill. Check both before you buy or set rent, and confirm any HOA leasing restrictions.
Price for a flat market
Metro vacancy was about 5.7% in Q3 2026 and most Denver-area submarkets posted flat or lower rents year over year. Aurora has new apartment supply competing for the same renters, so an accurate first price and strong photos matter more than waiting for the market to come to you.

How much does property management cost in Aurora?
Property management in Aurora costs 8% of collected rent with a $139 monthly minimum, plus a leasing fee of 50% of one month’s rent when a tenant signs. We charge no setup fees, no vacancy fees and no markup on maintenance. If your home sits empty, you pay no monthly management fee for that month.
Does Aurora require a rental license for single-family homes?
Not yet. Aurora has no license for single-family rentals as of October 2026, but City Council voted in June 2026 to have staff develop a registration or licensing program, tentatively starting January 2027. Apartments already fall under a systematic inspection program. Details are still being written, so verify with the city before relying on any fee or deadline.
How much do rentals go for in Aurora?
RentCafe reported an average apartment rent of $1,669 in Aurora in September 2026, the lowest average among the cities we cover. Single-family homes generally rent above apartment averages, especially in newer southeast neighborhoods like Southlands and Saddle Rock. Treat these as averages; size, condition, schools and HOA amenities move the number for your specific home.
What do Aurora renters look for?
Aurora renters prioritize commute time to Buckley, Anschutz and the Tech Center, along with garages, fenced yards and pet-friendly policies. Military and medical tenants often move on fixed timelines, so homes that are rent-ready when orders or residency start dates hit tend to lease fastest. Correct pricing usually gets a lease signed within our 21-day guarantee window.
