Most management companies promise 'peace of mind.' We'd rather tell you exactly what happens if we fall short, in writing.
If we don't have a signed lease within 21 days of your home going live at our recommended rent, your first month of management is free.
Applies to rent-ready homes priced at or within 3% of our written rental analysis. The 21 days begin on the listing's live date. Owner-caused delays (access, repairs, pricing above recommendation) pause the clock.
If a tenant we placed breaks their lease or is evicted in the first six months, we find a replacement tenant at no leasing fee.
Applies to tenants screened and placed by Denver Rental Managers. Excludes early terminations the owner initiates or agrees to, and lease breaks under Colorado's statutory protections (e.g. military deployment or domestic-violence provisions).
On the Premier plan we cover up to $2,500 in attorney and court costs to evict a tenant we placed.
Premier plan only. Covers legal and filing fees for an eviction of a tenant placed and screened by us. Does not cover lost rent (see Rent Protection), damages, or evictions of tenants inherited from a prior manager.
Approved pets earn you more rent. On Premier we cover up to $2,500 in pet damage beyond the security deposit.
Premier plan only. Applies to pets we screened and approved through our pet-screening process. Excludes assistance animals, which cannot be charged pet fees under fair housing law, and excludes normal wear and tear.
On Premier, if a tenant we placed stops paying, we reimburse up to one month's rent while we re-lease.
Premier plan only. Pays after the tenant's deposit has been applied and the eviction or move-out is complete. One claim per tenancy.
No long-term contract. Cancel with 30 days' notice and no termination fee. If you're not happy, you shouldn't be stuck.
Either party may end the management agreement with 30 days' written notice. Fees already earned for completed leasing are not refunded. We transfer all tenant records, deposits and documents to you or your new manager.

The 21-day and 6-month guarantees apply to tenants we place. Inherited tenants are covered by our normal management services, and once they turn over, the replacement tenant we place is fully covered.
No. Eviction protection covers the legal and court costs of removing a non-paying tenant. Rent protection reimburses up to one month of lost rent. Both are included in the Premier plan.
