Resident FAQs

How do I pay rent?

Log in to the Rentvine resident portal and pay by bank transfer (ACH), debit or credit card. You can set up autopay so rent is never late. Rent is due on the 1st; Colorado law requires a 7-day grace period before any late fee.

What counts as an emergency maintenance issue?

No heat in cold weather, no water, active flooding or sewage backup, gas smell, electrical hazards, a lockout, or anything that makes the home unsafe. Call the 24/7 line for those. Submit everything else through the portal so it's tracked.

How do I apply for a rental?

Each listing has an Apply button that opens our online application. Colorado law allows you to submit a portable tenant screening report dated within the last 30 days instead of paying an application fee; tell us if you have one.

What are your screening criteria?

We use written criteria applied the same way to every applicant: verifiable income of at least two times the rent (the maximum Colorado allows), satisfactory rental history, and a credit and background review consistent with fair-housing law. Housing vouchers and other lawful income sources are accepted.
